The forms section has been divided into categories. If you have a tenant who owes you rent, then you want to click the 'Non-payment of Rent Notices Forms.' If you've got a tenant who owes you other money, such as for a security deposit, they you will want to click '3-Day Notice to Quit (Curable Defects).' For tenant that you want to terminative their month to month tenancies (not rent controlled), click '30, 60 and 90 Day Notice to Quit Forms.' For tenants who have committed a nuisance that cannot be cured click '3-Day Notice to Quit (Nuisance).' And for rent controlled cities, click 'Rent Controlled City's Notice Forms.'

3 Day Pay or Quit Form-FREE

Non-Payment of Rent Notice Forms

California law requires that landlords properly prepare and serve a minimum three days notice to pay rent or quit notice upon tenants who have defaulted it in their rent payment obligation.

30, 60 and 90 Day Notice to Quit Forms



California law requires that landlords properly prepare and serve a minimum thirty days notice to quit notice upon tenants they want to vacate their property. See below for further legal requirements that must be met.

30 Day Notice to Quit (Tenancy Less than 12 months) (Valid in All Cities and Towns of California Except Some Rent Controlled Cities (check if your property is exempt)

If your rental property is located in any city or town in California, use this notice when you want the tenant who has a month-to-month tenancy (no lease) to move-out (must NOT have an improper reason).

60 Day Notice to Quit (Tenancy Greater than 12 months) (Valid in All Cities and Towns of California Except Some Rent Controlled Cities (check if your property is exempt)

If your rental property is located in any city or town in California, use this notice when you want the tenant who has a month-to-month tenancy (no lease) to move-out (must NOT have an improper reason).

3-Day Notice to Quit (Curable Defects, Foreclosures)


California law requires that landlords properly prepare and serve a minimum thirty days notice to quit notice upon tenants they want to vacate their property. See below for further legal requirements that must be met.

Although these notices may be properly prepared and served by landlords and managers, it is strongly recommended that you have the assistance of an experienced attorney help you with the eviction notice preparation. If your rental or apartment is subject to any rent control, just cause eviction or mediation required ordinance you should call our office for guidance to avoid any minor or major problems with these kinds of fairly complicated notices.

If your rental property is located in any city or town in California, use this notice when the tenant or a guest has committed an act on the premises which is
curable (correctable). Do NOT accept any rent after tenant act or service of notice.

3 Day Notice to Quit (Valid in All Cities and Towns of California Except Some Rent Controlled Cities (check if your property is exempt)

If your rental property is located in any city or town in California, use this notice when the tenant or a guest has committed an act on the premises which is
NON-curable (non-correctable). Do NOT accept any rent after tenant act or service of notice.

3 Day Notice to Quit (Former Owner Foreclosure) (Valid in All Cities and Towns of California)

If your rental property is located in any city or town in California, use this notice when the occupant is the FORMER OWNER of the premises and was foreclosed upon. Do NOT accept any rent before or after service of notice.

90 Day Notice to Quit (Foreclosed Tenant) (Valid in All Cities and Towns of California)

If your rental property is located in any city or town in California, use this notice when the tenant is the former tenant of a former owner who was foreclosed upon. Do NOT accept any rent before or after service of notice.

Pre-Inspection of Premises (before tenant vacates)

24 Hour Notice of Intention to Enter Dwelling Notice (Valid in All Cities and Towns of California). Landlords may enter the tenant's premises only under certain specific reason(s) and with advance written notice. Use this notice to properly inform the tenant of your reason to enter the tenant's premises.

48 Hour Notice of Pre-inspection Notice (Valid in All Cities and Towns of California). Landlords MUST offer most vacating tenants an opportunity to have the landlord pre-inspect the premises to determine if any damages above normal wear and tear exist and then give the tenant an opportunity to make the necessary repairs.

Notice of Belief of Abandonment Notice (1) (Valid in All Cities and Towns of California). When your tenant's rent is 14 or more consecutive days late, and the landlord believes that the tenant has abandoned the premises, this is the first of TWO notices that must be prepared and served upon the tenant(s) (see Abandonment Notice 2)-Right to Reclaim.

Notice of Right to Reclaim Abandon Property Notice (2) (Valid in All Cities and Towns of California). When your tenant's rent is 14 or more consecutive days late, and the landlord believes that the tenant has abandoned the premises, this is the second of TWO notices that must be prepared and served (see Abandonment Notice 1 above) upon the tenant(s). Allows tenant the statutory 15-days to reclaim the property. You may use this procedure along with any 3-day pay or quit process as well.
