Rent & Eviction Control


Landlords who own residential real estate and want to evict tenants in cities that have passed rent or eviction (just cause) control ordinances in most cases and in most circumstances, must comply with any special additional legalities required therein and the success or failure of that eviction will hinge greatly upon full compliance. rent controlThe process starts with the proper selection of the correct eviction notice, for that city, that includes any required and special additional language that must be contained in that notice before it is handed to the tenant. Other conditions may also be required, see below. 

Listed below are the cities (or towns) that are located in the San Francisco Bay Area that have either passed rent control and/or eviction control ordinance, including any rent mediation programs. Keep in mind that most ordinances exempt single-family homes and if you’re building was constructed after 1978. 

Commercial Real Estate Exempt from Rent Control:  Costa-Hawkins Rental Housing Act (California Civil Code Section 1954.50-1954.535) 

Because nonpayment of rent is the most frequent cause of action for eviction, along each city name we have a link for the appropriate three-day pay or quit notice to use when the tenant has failed to pay rent in any rent and/or eviction controlled city.
